But whatever time of year you put your house on the market, there are some simple ways to help boost the perceived value of your home in the eyes of a prospective buyer. Give it the best chance of a quick sale with these top tips.

1. First impressions count!

Give the front door a new coat of paint, and show the rest of the house off to its full potential by decluttering. Remove any bulky furniture or piles of toys that can make a room feel small, and put mirrors on the walls in compact spaces to make the room look bigger and lighter.

2. Create a blank canvas

Investing in repainting the whole house could reap benefits. A neutral shade will make your home seem lighter and bigger overall, and will help buyers to see how they could put their own mark on the place.

3. Groom your garden

Cut back bushes and shrubs, power wash the patio and cut the grass. Buyers will then know that you care and have looked after the property.

4. Kitchens sell homes!

If you can't afford a new one, try changing the cabinet doors. It's often just as effective as replacing the units. Take out bulky appliances like toasters and kettles so worktops are clear and create the illusion of space.

5. Talk it up

People buy into a lifestyle. If you live near a river or have amazing views, make sure this is included in the property particulars. If you have an excellent school nearby then talk about it when prospective buyers come to view the house.

6. Be realistic

Have three different estate agents round to value the property and then be sensible about deciding on your asking price. If your home is priced too low, you'll miss out on potential extra cash but if it's too high, you'll get very few viewers.

7. Choose the right agent

Ask friends and family for recommendations and see which has the most 'Sold' boards in your local area. Ask how they plan to market the property. A priority should be photography, as high quality, well-lit images can make all the difference.

8. Don't tie yourself down

Never agree to stick with an estate agent for longer than four weeks as you want the option to change agents if things aren't working out. Some suggest offering an extra half a per cent if the house exchanges within six weeks.

9. Look online

Most estate agents charge on average 1.8 per cent of your property's value but new online estate agents like Purple Bricks or eMoov can market you on Rightmove or Zoopla but only charge a few hundred pounds.

10. Get your finances in order

Try and get a mortgage in principal as it will speed up the process and show vendors that you are serious about moving. With house buying, a third of deals fall through and delays allow buyers to get cold feet or look at other properties, so anything you can do to keep the process moving is worth it.
